Tankless vs. Traditional: Which Water Heater Is Right for Your Home?

I get asked this question more than any other. A homeowner calls because their old tank finally gave out, and before I even pull up to the house, they want to know: should I just replace it with the same thing, or is it time to go tankless?

Honest answer: it depends. But here’s everything you need to make the right call.

How Each One Works

A traditional tank water heater holds 40–80 gallons of hot water ready to go. When the tank empties, you wait for it to refill and reheat. Simple, proven, affordable.

A tankless water heater has no storage tank. It fires up the moment you turn on a hot tap and heats water on demand — continuously. You never “run out” because there’s nothing to empty.

Cost: Upfront vs. Long-Term

Tank water heaters cost less to buy and install — typically $1,500–$2,800 installed for a standard 50-gallon gas unit.

Tankless units run $4,000–$6,500 installed. They usually need a bigger gas line, new venting, and sometimes electrical work. The upfront gap is real.

But tankless units last 15–20 years versus 8–12 years for a tank. And they use roughly 20–30% less energy because they’re not keeping 50 gallons hot around the clock.

Over time, tankless usually wins on cost. In the short term, tank wins.

Hot Water Capacity

A tank is limited by its size. A 50-gallon tank handles two back-to-back showers fine. Add the dishwasher and washing machine at the same time — you’ll feel it.

Tankless gives you unlimited hot water. But it has a flow rate limit. A properly sized unit handles two showers at once without a problem. A poorly sized one doesn’t — so sizing matters.

Which One Is Right for You?

Go with a tank if:

  • You’re on a budget and need a straightforward replacement
  • Your household is small (1–3 people)
  • You’re planning to sell in the next 5 years

Go with tankless if:

  • Your family of 4+ keeps running out of hot water
  • You plan to stay in the home long-term
  • You want lower energy bills and don’t mind the higher upfront cost
